FedEx intends to lease the Stag Westlake building in Westlake Industrial Park as a distribution center.
The city is reviewing a permit application for Emerald C’s Development Inc. to build-out the 231,030-square-foot building at 9779 Pritchard Road in West Jacksonville at a cost of more than $1 million.
FedEx Ground is identified as the tenant. Plans show FedEx will lease the warehouse comprising 2,272 square feet of office space and 228,758 square feet of warehouse space.
Plans show a van and car loading operation, including a package conveyor area.
FedEx Ground says it provides residential delivery every day of the week of packages up to 150 pounds.
STAG Industrial Holdings LLC of Boston is the property owner. Studio9 Architecture of Jacksonville is the architect. Codes-ABC Inc. is handling code compliance.
Cushman & Wakefield of Florida LLC Senior Directors Tyler Newman and Jacob Horsley are representing the property, which was developed in 2019 on 18 acres.
A site brochure said it has 159 auto parking spots with the ability to increase that number.
The building has 43 truck doors and two drive-in doors.
In October, STAG Industrial Inc., a real estate investment trust, bought the warehouse for $14.8 million from Spartanburg, South Carolina-based Johnson Development Associates Inc.
