Two creative tenants tune in to new Box Factory vibe in Bushwick

The Box Factory has retail space available for lease

ABS Partners Real Estate arranged two deals at The Box Factory, located at 1519 Decatur Street, totaling 17,592 s/f,

The company arranged a 13,832 s/f lease with music rehearsal space provider, Pirate Studios, and a 10-year, 3,700 s/f lease with media content producer The Hub. The asking rent was $35 psf.

Owned by Hornig Capital Partners and Brickman, the property underwent a $10 million renovation and now boasts a brand-new lobby, elevator, oversized windows; common outdoor and lounge spaces for tenants; 18 ft. ceilings and bike rooms.

ABS Partners’ Ben Waller represented both the tenant and the landlord in the transaction.

Based in the UK, Pirate Studios is a 24/7 self-service rehearsal, DJ and production space operator with spaces across the globe.

The Hub produces content for brands and agencies and is, essentially, a one-stop shop for hiring, managing and paying professional photographers.

“We’re extremely excited that The Hub and Private Studios have chosen to move their operations to the Box Factory,” said Waller, Senior Managing Director at ABS. “With Broadway Stages up the block and several other studio buildings in the area, this neighborhood is becoming a magnet for content creators.”

“We invited the whole neighborhood to our first open house and right away heard the need for high quality music production and practice space,” added Waller.

“While most commercial buildings steer clear of noise producing uses, Horning and Brickman are creating an atmosphere at the Box Factory for musicians, producers and other media creators to thrive.”

Located one block from the Halsey L train, the Box Factory currenlty has 40,000 s/f of available space , including a retail space that gives F&B operators an opportunity to be the focal point of the creative commercial building. 

Nearby tenants include Nowadays, Houdini’s, Art Gallery, Vintage Wine Warehouse, Bushwick Coffee & Juice Bar, Bridge & Tunnel Brewery, Industry 1332, The Deep End, Poppers Locarno and Rockwall Studios.
