Pflugerville officials rezone 104 acres along Cameron Road for possible distribution center

Pflugerville officials approved the rezoning of a roughly 104-acre tract of land south of Pecan Street and west of Cameron Road to make way for a distribution facility or other related structure.

City Council approved the rezoning during a Dec. 14 meeting.

City documents state the landowner requested a rezoning of the land to a campus industrial district that will facilitate commercial and industrial uses.

Specific information regarding what kind of distribution facility will go on the property has not been released, but an upcoming planned realignment of Cameron Road slated to begin construction in 2023 will run through the property, according to the city.

A representative from Deveraux Real Estate Group, which owns the property, said his company has been working with third parties to analyze the effects of the land development, including providing a pond for the entire development.

During presentation of the rezone, council members expressed concern that whatever is built on the property may improperly reflect the spirit of the city’s aesthetic.

“This area is the gateway to the city,” Council Member Doug Weiss said.

City staff said the next steps involve a second reading of the ordinance in January, and then council will move into the next phase of the entitlement process, which is subdivision.
