Manager-Enterprise Real Estate
Job Description
Plans and directs key real estate facility services at major Ameriprise locations. Establishes and monitors vendor relationships including facilities management, food, conference and mail. Establishes and monitors environmental stewardship and sustainability goals and objectives for key corporate locations. Ensures operationally efficient and cost-effective facility operations across the Ameriprise corporate locations.
Responsibilities
Establish key metrics to maintain and improve real estate services and vendor relationships for existing locations. Review performance of third-party vendors (services include food, conference, mail, and office equipment services). Perform continual quality analysis of vendor processes. Create and publish results and monthly vendor reports. Assess trends, such as vendor complaints and issues.
Partner with procurement during the vendor RFP process. Review contracts to ensure Ameriprise interests are fully considered and partner with Procurement to set objectives for future facilities contracts. Conduct annual vendor review and perform due diligence functions. Partner with internal constituents and vendors to drive resolution to facilities related issues. Own vendor risk assessment process for all facilities vendors. Partner with landlords to escalate facilities issues in multi-tenant locations. Own the strategy and operations for Ivy residences.
Provide strategic leadership, in partnership with real estate services provider to identify ways to improve facilities operations, improve expense utilization and developing forward-looking asset replacement/ capital management plans spanning multiple years. Enhance vendor best practices, establish guidelines for new or improved services, site reviews, vendor performance/quality reviews, and vendor service level agreements. Work cross-functionally to support other corporate programs that require facilities inputs including: life-safety, security, sustainability and disaster recovery. Monitor developments within the Facilities Management industry and look to implement within Ameriprise.
Work with facilities team to implement required COVID social distancing requirements and cleaning standards across the organization.
Establish financial goals and targets for annual expense and capital spend. Conduct repair versus replace analysis for assets and determine short-term and long-term financial impacts of potential facilities related decisions.
Provide strategic leadership on issues related to environmental stewardship. Partner and lead, where appropriate, to develop and implement strategies and programs that reduce waste and emissions.
Required Qualifications
Bachelors degree or equivalent.
5-7 years experience in real estate, construction, facilities management, negotiations, and project management.
Demonstrated capability in standard office and project management applications such as Microsoft Office/Project.
Demonstrated experience in providing strategic leadership and direction to real estate service providers.
Demonstrated experience in developing and tracking facilities related capital and expense goals
Effective at building relationships; highly effective communication skills that include ability to articulate information to a broad audience.
Ability to identify and develop mitigation alternatives to issues or risks associated with assigned projects.
Preferred Qualifications
Experience managing projects in multiple locations.
